Frequently Asked Questions

Find answers to common questions about the Housbe platform.

Housbe is a real estate task marketplace and deal platform for buyers, renters, homeowners and FSBO sellers, licensed agents and lenders across the USA. You can search property listings, open a Deal Room to negotiate a purchase or rental, ask lenders for financing or refinancing offers, order a Property Passport report, use Tiffany, our AI assistant, and post tasks for the Housbe team.
You can search for properties by selecting the desired property type (e.g., apartment, villa), setting your budget, choosing your preferred location, and specifying other criteria like the number of bedrooms or bathrooms. The platform provides advanced filters to help you find properties that match your requirements.
Browsing and searching for properties on Housbe is free for all users. Paid items include agent membership and the agent Annual Plan, lender plans, homeowner listing packs, buyer Premium, lead and off-market fees, Property Passport reports, verification badges, and AI usage charged to your Wallet. Agents, lenders and property owners also pay a one-time sign-up ID check fee (currently $9.99) before their identity check. Registered buyers and homeowners can post a financing or refinancing request for free; guests pay a request fee (currently $9.99). Plans are one-time payments and do not renew automatically. Current prices are on our Pricing page and at checkout.
To list your property, you need to create an account, verify your email with the one-time passcode we send, and complete the membership, plan or listing-pack payment for your role (a property owner's first listing is free). Agents, lenders and property owners also verify their identity with our provider, Didit, during sign-up (a one-time sign-up ID check fee applies, currently $9.99), and agents give a license number for each state they work in. After approval, you can start adding listings (property details, images, and contact information); each listing asks you to accept the listing license in our Terms of Service. If a listing is rejected you can fix it and resubmit.
Listings posted by Housbe members show that member's contact options, and buyers can open a Deal Room on any listing to message the listing party. Some listings are imported from third-party data providers; they may not show direct contact details, and the listing agent is not a Housbe member, but you can still open a Deal Room and we notify them by email.
Housbe offers a wide range of property types, including:
• Apartments, Villas, and Studios
• Townhouses and Penthouses
• Commercial properties and Family homes
• Land and Plots
• Rentals and rent-to-own.
Listing pages include a gallery that can show photos, 3D, Street View, satellite, neighborhood, map, parcel-outline and terrain views. Some listers also add their own 360° virtual tours. Street View, satellite and map imagery is supplied by third parties, and parcel outlines are approximate, not surveys.
Agents register on the agent sign-up page with their details, a license number for each state they work in (or the All States License option), and an identity check by our provider, Didit, that runs inside the form before the account is created (a one-time sign-up ID check fee applies, currently $9.99). After confirming their email, agents pay the one-time membership fee; during the current promotion the first year of the agent Annual Plan is included free, and nothing renews automatically. Joining as an agent means accepting the HIAA Master Agreement. Once verified and the membership is paid, agents can list properties, manage inquiries, and connect with potential clients through the platform. A Super Agent's referral code gives you 5% off agent payments, and a Super Agent's Free-Access Code lets you join and use eligible agent products without paying.
Yes, Housbe operates across the United States, offering property listings in various cities and states to cater to a broad audience.
We collaborate with verified agents and owners. While Housbe performs regular audits, Users and Agents are solely responsible for ensuring the information provided is truthful and accurate. Listings imported from data providers, and any automated value or rent estimate, may be outdated and are not appraisals. Housbe is not responsible for any errors or misrepresentations in listings.
Yes, by creating an account you can save favorite properties and compare listings. Email alerts for new listings are not available at this time.
Some property cards show an automated value or rent estimate from a third-party data provider; these are estimates, not appraisals. Members can also run AI market and client analyses on a listing, and anyone can order a Property Passport report for an address. AI price suggestions are a starting point, not advice.
Housbe offers customer support through its Customer Service section. You can reach out via email or our contact form for assistance with any issues or inquiries.
Housbe works in any modern mobile browser and also offers an installable web app (add it to your home screen from housbe.com/app.php). There are no App Store or Google Play apps at this time.
Housbe uses HTTPS, one-time email passcodes at sign-in, device limits and rate limiting, and verifies every payment with PayPal; we do not store card numbers. Agents, lenders, property owners and guests verify their identity with our provider, Didit, and one verified ID can verify only one agent, lender or owner account. In a financing request, lenders who have not joined see only a summary without your name, contact details, street address or exact figures, and lenders who join see your email or phone only if you allowed them to contact you that way. No system is 100% secure. See our Privacy Policy for what we collect, who receives it, and how to ask us to correct or delete it.
A Deal Room is a private workspace for one property where you can chat, share and sign documents, track stages, and invite your agent, lender, inspector, attorney, title company and others. The buyer or renter opens the room and the listing party takes the seller side. Only the buyer side can submit priced offers; the seller can counter or accept one offer, which closes bidding. Offers are proposals, not binding contracts. Housbe staff can view room content where needed to run the service or give support.
A Property Passport is a paid, automated report for any U.S. address that gathers property, tax, market, school, flood, elevation, soil, environment and neighborhood data from public and third-party sources and federal public datasets, with an AI-written summary. Where a federal service does not answer, some flood, hazard or environmental fields may be AI estimates, labeled as such. Optional extra pages can add public-record details such as recorded loans and parcel records; personal owner and borrower names and contact details are left out. It is informational, not an appraisal, flood determination or advice. Only one base Passport is issued per location per calendar month, while a Passport ordered with at least one extra page is not limited; we tell you before you pay if the base report for that month is already taken, and a payment that cannot be fulfilled is refunded.
Tiffany answers real-estate questions, helps you search, and can connect you with professionals if you ask. Some AI tools (analysis, price suggestions, documents) charge your Wallet based on usage, and you see the balance and history on your Wallet page; AI inside a guest or Financing Deal Room uses that room's own AI allowance. Documents uploaded to a Deal Room are read by AI to summarize and sort them. AI can be wrong, so always verify. Details are in our AI Usage Policy.
Some records are brought in from a third-party property-data provider (RentCast) rather than posted by a Housbe member. They can be shown as off-market properties with an estimated value or rent, or as MLS-sourced listings with the listing agent's details. They are labeled, may be out of date, and their pictures may be Street View or satellite images.
If you ask to be contacted, through Tiffany, an off-market request, an open house or a form, the professionals who unlock your request receive your contact details. In a financing or refinancing request, only the lenders who join see your name, and they see your email or phone only under the contact choices you made. You can ask us to stop or to correct or delete your information by emailing privacy@housbe.com. We handle requests manually, and some records (payments, security logs, shared Deal Room documents, and financing requests with their Property Cards, as the Financing & Refinancing Terms describe) may have to be kept.
All payments are in U.S. dollars and processed by PayPal (Apple Pay and Google Pay are offered through PayPal where available). Plans are one-time payments and do not renew automatically. One-time purchases are non-refundable once delivered, except duplicate or erroneous charges, a Property Passport that could not be fulfilled, paid tasks you reject as provided in the task flow, and where the law requires. See the Terms of Service for details.
Buyers, homeowners and guests can ask lenders for financing or refinancing offers; agents cannot start a request. You answer questions about the property and the loan you want, choose how many lenders may join (1, 3, 5 or no limit), and accept the required consents, including the Financing & Refinancing Terms. Registered buyers and homeowners pay nothing to post a request; guests verify their identity with Didit and pay a request fee (currently $9.99). A published request is open to lenders with an active Housbe plan for 60 days. Each lender talks to you privately in your Financing Deal Room and never sees the other lenders. Housbe is not a lender: offers are estimates, not approvals, rate locks or loan commitments, and accepting one marks the request "Deal Complete" but is not a loan.
When you post a financing or refinancing request, you authorize Housbe to create a Property Profile and Property Card for the property from the information, photos and documents you provide, and Housbe may add public-record, third-party and federal property data. The card is shown in your Financing Deal Room and to the lenders who join; the public Active Opportunities board shows only the request type, state, property type and open lender seats, never your name, address or amounts. Housbe keeps the card, its data and the content you upload, and may continue to use them after your request closes, as described in the Financing & Refinancing Terms. This does not make your property a public listing; listing it is a separate, optional choice.
Lenders decide on their own offers and must follow the Equal Credit Opportunity Act, the Fair Housing Act and our Acceptable Use Policy; see Fair Lending. Housbe's AI in a Financing Deal Room does not make or recommend credit decisions. The lenders who join see your request itself, including exact figures, but the room's shared analysis shows amounts as ranges; Tiffany and the Deal Concierge see your full request only when you ask them, and lenders cannot use them in your room. Documents you upload are read by AI to summarize and sort them. Details are in the AI Usage Policy.
